West Levee Property Management Tenant Application Guidelines

Applicant must be at least 18 years old or legally emancipated, or married to a person who is at least 18 years or is legally emancipated.  All persons 18 years and older, or emancipated minors, are required fill out a separate application and pay a separate application processing fee.

 

Credit:  Applicant must have acceptable credit history. Acceptable credit history is defined as the applicant not having a significant history or current history of a lack of payment to creditors. A foreclosure, short sale or bankruptcy on your credit is not an automatic denial, but will be weighed along with the other criteria below. Lack of credit history will be considered as negative credit history, there are three exceptions:

 

  1. Persons who have no credit history as they primarily operate on a cash basis.  Applicant may provide an alternative credit history by obtaining proof of a payment history for a monthly bill on TWO ACCOUNTS that the applicant as paid for at least one year with no late payments. Acceptable proof shall be from a bill paid by the applicant and not from automatic deduction from an employee's check.  This exception cannot be used in place of a poor credit report.
  2. A recent immigrant or foreigner that does not have any credit history.  A Co-signer with good credit history will be required to apply with the applicant in lieu of no credit history.
  3. Applicants who are renting for the first time and are currently living at their family home with no credit or alternative credit history. A Co-signer with good credit history will be required to apply with the applicant in lieu of no credit history.

 

Occupancy:  Each unit is limited to 2 persons per bedroom plus 1.

 

Income:  Legal and verifiable household income must equal at least 2 and 1/2 times the monthly rental rate. Income must be verified with paycheck stubs, tax returns, social security or retirement award letters or other document deemed appropriate by property management.

 

Rental History:  Applicant must have positive, verifiable rental history for the previous 2 years.  Lack of rental history will be considered as negative rental history, unless part of the prior 2 years of occupancy was at a family home or other housing where rent was not collected. Evictions will be cause for automatic denial.

 

Co-signers: Manager will accept a co-signer for income below the requirements.

 

Pets:  Pets are negotiable with an additional pet deposit required. Dogs are allowed, except dogs that show aggressive behavior or are a significant noise nuisance.

 

Smoking:  This is a no-smoking rental.  Smoking will not be permitted inside the rental unit.

 

Application Fee:  Each application must include a fee to cover the costs of obtaining information, not to exceed $20 per person.  Application fee shall not be greater than the out-of-pocket costs of gathering information.  Such costs include cost of using a tenant screening service or consumer credit reporting service.

 

Application verification: Owner/manager will access and verify your credit standing through one or more national credit reporting agencies.  Your application will be denied for any of the following reasons:

 

  • Credit report contains a significant history and current history of lack of payment to creditors.
  • Household income is less that 2 and Ã??Ã?½ times the monthly rent.
  • Unfavorable rental references.
  • Prior eviction.
  • Incomplete or unsigned rental application or unverifiable information.
  • False information given on the application.
  • Criminal conviction for felony manufacture or sale of controlled substances.
  • Threatening or abusive behavior or language during the rental process.
